This includes automated rent collection with online payment options (portal, ATM, ACH, credit card, and payments at 7-Eleven, CVS, and Walmart), 24/7 emergency maintenance coordination with vetted local vendors, three property evaluations (pre-move-in, mid-term, and move-out/renewal), tenant communication and conflict resolution, 24/7 AppFolio owner portal access with real-time financial reports, monthly owner statements, lease enforcement, HOA violation monitoring through our dedicated HOA department, and legal compliance. For Las Vegas specifically, las vegas's extreme desert climate demands proactive hvac maintenance (summer highs regularly exceed 110 degrees), pool upkeep, and attention to uv-related exterior wear on roofing and paint. Owner payments are disbursed between the 9th and 13th of each month via ACH direct deposit.
