We started Innova in 2003 because the property management industry in Las Vegas was full of companies who treated rental owners as an afterthought — and it was costing those owners real money.

Martin Fajardo, our Broker and founder, has been licensed in Nevada since 2003. He's an active investor himself, ran one of the most successful real-estate tour programs in Las Vegas during the 2008–2010 crash, and has educated hundreds of local clients on how to buy, hold, and rent property through every Vegas market cycle since.

In 2009 Martin's wife, Carmen Fajardo, got her Nevada real-estate license and came on full-time as Co-Founder and CFO — and is still the one setting company policy and procedures around risk, liability, and client-facing transparency. Twenty-three years later, Innova manages 500+ properties across Summerlin, Henderson, and North Las Vegas. The three guarantees got written down. The team grew. The operating philosophy hasn't changed.

Most of our growth has come by word of mouth from owners who've been with us for a decade. We think that's the metric that matters.

§ A Letter from the Broker

On what 23 years of this actually teaches you.

Every year or two I write a short note to owners explaining where the business is and where we think it's going. Here's the current one.

Dear Owner,

When I started Innova in 2003, the Vegas rental market was a rocket. Everyone was flipping, everyone was renting, and almost nobody was paying attention to the boring parts — screening tenants thoroughly, getting the HOA paperwork right, actually returning the phone calls. The boring parts were exactly where owners were losing money, and they still are.

Twenty-three years later the market has been through enough cycles that I've stopped trying to predict them. What I can tell you, specifically, is what has changed and what hasn't at this company.

What's changed: the team has grown from a handful of us to a full operations group, the portfolio has grown to 500+ properties across the valley, and we've written down the guarantees that used to be handshake promises.

What hasn't changed: we don't mark up maintenance invoices. We answer every email within a business day. We screen every single applicant the same thorough way — seven steps, every time, whether the rent is $1,500 or $6,000. We call your prior landlord. We walk the property three times a year. None of this is glamorous, and none of it is new, but together it's what separates the companies owners stay with for a decade from the ones they leave in eighteen months.

Three things that haven't changed since 2003.

Operating principles that feel a little obvious when you read them, and turn out to be rare when you actually try to find a property manager who lives by them.

Screening beats eviction.

The hardest part of this job — the emotionally hardest and the financially hardest — is evicting a tenant. The only way to do it rarely is to screen carefully. So that's where we put the hours.

No maintenance markups.

Marking up vendor invoices creates a conflict of interest: we'd be incentivized to dispatch more work than necessary. We pass invoices through at cost. Our revenue comes from the monthly management fee. That's it.

Answer the phone.

Owners shouldn't have to wonder if their manager got the email. Our communication guarantee says: one business day, every time. If we miss it, the month is free.

§ Milestones

Twenty-three years, a few dates that mattered.

A short version of the timeline. The long version involves a lot of spreadsheets.

2003

Innova Realty & Management founded.

First 12 properties under management. All of them in Green Valley. Office was a shared space above a Starbucks on Eastern Avenue.

2008

Through the housing crash.

100+ properties under management by the time Lehman fell. Took on dozens of accidental-landlord owners who couldn't sell — many of whom are still with us.

2012

NARPM membership.

Joined the National Association of Residential Property Managers. Adopted their code of ethics as the internal standard for maintenance-markup policy and disclosure.

2015

The guarantees went in writing.

$0 eviction, 12-month placement, and one-business-day communication — moved from informal policy into the standard management agreement. Haven't changed the wording since.

2020

Full online operation.

COVID forced the move to full-digital operations. Turned out owners actually preferred the portal experience, so the offices never fully reopened to foot traffic.

2026

Twenty-three years and still here.

500+ properties under management, the four written guarantees intact, and a small team where every owner has a single point of contact. The plan for the next decade is to keep doing exactly this.
