Our monthly fee covers comprehensive single-family home management for your Spring Valley property, from rent collection to legal compliance. This includes automated rent collection with online payment options (portal, ATM, ACH, credit card, and payments at 7-Eleven, CVS, and Walmart), 24/7 emergency maintenance coordination with vetted local vendors, three property evaluations (pre-move-in, mid-term, and move-out/renewal), tenant communication and conflict resolution, 24/7 AppFolio owner portal access with real-time financial reports, monthly owner statements, lease enforcement, HOA violation monitoring through our dedicated HOA department, and legal compliance. For Spring Valley specifically, older housing stock (1970s–1990s) requires proactive maintenance planning — hvac, roofing, plumbing, and electrical systems may need updating. Owner payments are disbursed between the 9th and 13th of each month via ACH direct deposit.
